Community Manager
OVERVIEW
A manufactured housing community in Chesterfield, Michigan — close to 800 homesites — is looking for a Community Manager to run the show day to day. You'll lead the on-site team, own the community's financial performance, and make sure residents have a place they're proud to call home. If you like leading people, owning a budget, and making real decisions instead of waiting on sign-off for everything, this is a strong fit.
💼 WHAT YOU'LL DO
- Build and lead a high-performing on-site team, coaching day to day and running regular one-on-ones focused on goals, metrics, and growth
- Partner with the dedicated on-site sales team, keeping homes ready to show and clearing whatever's in the way of a sale
- Own occupancy for your community — keep prospects moving, facilitate home sales to new residents, and hit monthly and quarterly targets for NOI, occupancy, and collections
- Track and protect your community's net operating income, managing vendor, supplier, and staffing costs closely
- Keep rent billed accurately and collected on time, handling legal notices and payment agreements in line with state law and Fair Housing standards
- Maintain curb appeal — oversee grounds vendors, hit community cleanliness standards, and follow through on mystery shop action plans
- Spot capital project needs and risks early, then coordinate scheduling, vendor logistics, and site access so projects land on time and on budget
- Oversee home readiness — walkthroughs, punch lists, and turnover — so homes are genuinely ready to sell, not just marked complete
- Build resident relationships that drive renewals: respond fast, generate reviews, keep ledgers accurate, and close work orders within 48 hours
🤝 WHY YOU MATTER
This community runs on how well you run it. Occupancy, collections, curb appeal, resident retention — it all comes back to the person steering the ship day to day, and that's you.
🎯 WHAT IT TAKES
- 3+ years in a leadership or sales role — manufactured housing or property management background is a plus, but not required
- Comfortable owning a P&L: reading NOI, managing expenses, and making the call on where to cut vs. where to invest
- A natural coach — you've run one-on-ones, set goals, and helped a team hit real numbers
- Steady under pressure during collections and legal-notice situations, with a working knowledge of (or willingness to learn) Fair Housing and state landlord-tenant law
- Detail-oriented enough to run a home-readiness process end to end — walkthroughs, punch lists, vendor coordination — without letting things slip
- Strong with people — residents, vendors, and your own team all get your full attention
- Organized enough to track multiple capital projects at once alongside the daily grind of running a community
- Comfortable in a fast-paced environment with shifting priorities, from sales support to maintenance coordination
🏆 THE PERKS!
- $68,000–$75,000 base salary, plus real performance pay — up to $6,000 a quarter ($24,000 a year), tied to NOI and delinquency targets
- Medical coverage (Aetna PPO and HDHP options, with Garner reimbursement and an HSA), plus dental and vision through Unum
- Employer-paid $25,000 life and AD&D insurance
- 401(k) with a 6% company match
- Generous PTO and paid holidays
