Regional Property Manager
OVERVIEW
A national multifamily real estate owner/operator is hiring a Regional Manager for its Greater Knoxville portfolio — five properties, about 1,500 units. The portfolio is market rate, Class A/B, garden-style low- and mid-rise, with a mix of new construction, well-kept vintage product, and active lease-ups.
This is a hands-on regional role for someone who wants to run real operations, not just review reports.
💼 WHAT YOU'LL DO
- Oversee day-to-day operations across the Knoxville-area portfolio (three properties, ~1,500 units) plus two outlying communities
- Drive leasing, maintenance, and collections performance at every site
- Coach and develop on-site teams — property managers, leasing staff, and maintenance
- Manage expenses day to day, negotiate vendor contracts, and find real cost savings (the asset management team builds the budgets; you manage to them)
- Lead lease-up strategy for new and repositioning properties — market surveys, competitive comps, rent positioning
- Read a transient, seasonal rental market and adjust tenant attraction and retention strategy to match it
- Partner with asset management and ownership on performance reporting
- Visit sites regularly, spot-check operations, and solve problems on the ground
- Track portfolio performance in AppFolio
🤩 WHY YOU MATTER
A regional manager is what turns several separate properties into one well-run portfolio. You're the one making sure every site runs tight, every team is coached up, and every dollar is accounted for — without anyone needing to look over your shoulder.
🎯 WHAT IT TAKES
- 5+ years running multifamily operations across multiple sites, including lease-ups
- Strong grasp of property financials — can manage to a budget even if you didn't build it
- Comfortable negotiating vendor contracts and finding genuine expense savings
- Experience positioning and marketing new or recently renovated communities
- A real leasing, maintenance, and collections background, not just oversight
- A track record of coaching and developing on-site teams
- AppFolio experience, or comparable property management software
- Comfortable traveling regularly between properties
- Able to read a local rental market and adjust strategy to it
🏆 THE PERKS!
- $120,000 – $130,000/year base, plus performance-based bonus
- Health and dental coverage with a company contribution
- Mileage reimbursement
