Regional Property Manager

OVERVIEW

A national multifamily real estate owner/operator is hiring a Regional Manager for its Southern Georgia portfolio — eight properties, about 1,460 units, with two communities mid lease-up and one still under construction. The portfolio is market rate, Class A/B, garden-style low- and mid-rise, spanning new construction, active lease-ups, and older vintage properties that need real cost discipline.

💼 WHAT YOU'LL DO

• Oversee day-to-day operations across an eight-property, ~1,460-unit Southern Georgia portfolio
• Drive leasing, maintenance, and collections performance at every site
• Coach and develop on-site teams
• Manage expenses day to day and find real cost-saving opportunities — several properties are older and genuinely need it
• Negotiate vendor contracts across the portfolio
• Lead lease-up and construction-completion strategy for the properties still filling up or finishing build-out — market surveys, comps, rent positioning
• Partner with asset management and ownership on performance reporting
• Visit sites regularly, spot-check operations, and troubleshoot on the ground
• Track portfolio performance in AppFolio

🎓 WHAT IT TAKES

• 5+ years running multifamily operations across multiple sites, including lease-ups
• Strong grasp of property financials — can manage to a budget even if you didn't build it
• Experience positioning and marketing new or recently renovated communities
• A real leasing, maintenance, and collections background, not just oversight
• Comfortable negotiating vendor contracts
• A track record of coaching and developing on-site teams
• AppFolio experience, or comparable property management software
• Comfortable traveling regularly between properties
